Before selecting a single piece, clarify who owns what.
Developer-supplied package — furniture is purchased at handover and becomes the owner's property.
Operator-supplied or approved package — the brand specifies standards and replacement rules.
Rental pool arrangements — furniture may be used more intensively and maintained by the operator.
Each model changes the budget, the warranty holder and who pays for replacement. Align the furniture specification with the ownership and maintenance structure before tender.
Upholstery chosen for appearance rather than abrasion resistance.
Dining chairs that look elegant but loosen at the joints under daily use.
Timber veneers that mark in humid climates or near kitchens.
Beds and sofas that cannot be repaired without removing them through the apartment.
Outdoor terraces furnished with indoor pieces.
White or pale fabrics in high-touch areas with no cleaning plan.
A residential look is achievable with commercial internals: hardwood or engineered frames, high-resilience foam, performance fabrics and replaceable covers.
A typical package covers:
Living: sofa, armchairs, coffee and side tables, media unit, rug, lighting.
Dining: table and chairs sized to the apartment, not to a showroom.
Bedrooms: beds, headboards, nightstands, wardrobes or closet systems, desk.
Terrace: outdoor-rated seating and tables where applicable.
Loose items: mirrors, artwork, cushions, throws, accessories.
Build the package around standard modules so that replacement items remain available years later. Bespoke pieces are appropriate as accents, not as the backbone.
Brand standards usually define palettes, finishes and quality tiers; get the current standard in writing.
Local availability matters for replacement; a finish that cannot be sourced locally becomes a problem after the first damage.
Climate — humidity, salt air and strong sun change material choices.
Acoustics — hard floors and large glazing need soft furnishing to feel calm.
Maintenance — confirm cleaning methods for every fabric and finish.
Order a mock-up unit or sample apartment where possible.
Coordinate delivery with construction completion; early deliveries get damaged.
Keep a spares allowance for fabrics, tiles and hardware.
Document every specification with photos and product codes for future replacement.
Agree a defects and snagging process with the operator before handover.
Branded residences are judged twice: once at handover by the buyer, and continuously by the guest or tenant. Specifying for both is what makes a package hold its value.
