Furnishing Serviced Apartments: Furniture Built for Longer Stays

In a hotel, a guest unpacks a suitcase and leaves after two nights. In a serviced apartment, someone cooks, works, dries laundry and lives for weeks. The furniture faces domestic use with commercial turnover — often with a housekeeping standard inherited from hotels. Specifying for that mix is what separates a property that ages well from one that needs replacing within a few years.

Design for Living, Not Just Sleeping

Extended-stay guests need a functioning home: a proper table to eat and work at, a comfortable sofa rather than a single armchair, and storage that takes a full wardrobe, not a weekend bag. Plan seating that works for two people, and leave surfaces that can hold a laptop, a meal and personal items without clutter. Where space allows, a distinct work corner keeps the living area usable in the evening.

Specify Storage and Durability Together

Storage is the most undervalued line in an extended-stay budget. Wardrobes, drawers, luggage space and kitchen-adjacent units should be generous and robust, with runners and hinges that survive daily opening. Choose upholstery that can be spot-cleaned and surfaces that resist water rings and cooking splashes. Wood finishes should tolerate cleaning products; metal frames and legs should be powder-coated rather than painted.

Make Cleaning and Maintenance Easy

Housekeeping time is the recurring cost of any furnished apartment. Furniture with clear floor clearance, removable covers where practical, and closed storage that hides clutter reduces cleaning time and keeps rooms presentable. Keep spares of high-wear parts — castors, glides, drawer runners — and standardise furniture across apartments so replacements are simple.

Plan for Turnover Between Guests

Longer stays still end. Design layouts that can be reset quickly: standardised bedding sizes, replaceable cushion covers, touch-up materials on hand and a short snag list for each unit. If a property mixes short and long stays, choose the specification that satisfies the longer use — it will easily handle the shorter one.

Send us your apartment mix and target guest profile, and we will propose a specification balancing comfort, storage and housekeeping efficiency.
