Coworking operators face a specification problem that traditional offices do not: the same chair may be used by five different members in one day, the same table may serve as a desk in the morning and a meeting table after lunch, and the layout will probably change within a year. Furniture that looks perfect in a showroom can fail quickly under that pattern of use.
Every seat is effectively multi-user. Members arrive with laptops, coffee and expectations of cleanliness; operators need furniture that is quick to reset, easy to wipe down and forgiving of constant movement. Add constant churn — new members, new teams, new layout requests — and flexibility becomes a commercial requirement rather than a design preference.
Start with the chairs, since they take the heaviest use. Look for mechanisms rated for long daily use rather than occasional seating, castors suited to hard floors, and fabrics that resist staining and can be cleaned without specialist help. On desks, favour scratch-resistant laminate with sealed edges that survive being moved, plus cable management that keeps shared benches tidy. Where members share storage, choose lockable units that are simple to reassign when a team grows.
Build the space from standardised modules so furniture can migrate between zones: bench desks with shared legs that split into pairs or singles, tables that nest or fold, lightweight chairs, movable screens and phone booths on castors. If a focus room becomes a meeting room, the same components should be able to move rather than be replaced. Access to power and data at every position completes the picture.
Ask how spares are supplied. Castors, glides, gas lifts and upholstery are the parts that wear first, and a supplier who can ship them individually keeps your space running without replacing whole chairs. A simple cleaning and inspection routine — checked monthly, repaired early — is usually enough to keep a shared workspace looking sharp.
Send us your floor plan and member numbers, and we will propose a zoning layout with a specification built for shared daily use.
