• Product details. Item name, function, dimensions, materials and finish for every piece.

• Performance requirements. Frame construction, upholstery grade, flame-safety compliance and durability expectations for each area.

• Quantities by area. Guestroom counts, lobby layouts and F&B seating numbers, with spares for damage and future replacement.

• Finish references. Color codes and material samples that keep every supplier quoting the same product.

Clear specifications make quotes comparable — which is the only way to know you are comparing like for like.

Planning the Timeline

Furniture lead times shape the whole construction schedule:

• Design and specification — several months of concept, budgeting and sample development.

• Sampling and approval — prototype and pre-production samples for critical items.

• Production — typically several weeks for bulk orders, longer for fully custom pieces.

• Freight and installation — ocean freight adds weeks; schedule installation against your opening date with buffer.

Order furniture early in the project, not at the end — construction delays are easier to absorb than opening a property without its FF&E.
